Ethical partners, or none
Every finance partner on our panel offers Shariah-compliant financing. If a partner cannot meet that, they do not join the panel — however good the rate looks.
The free part is the part that judges you
Your assessment costs nothing, and it always will. Our paid services are the work that comes after — a programme, monitoring, an issued certificate. We are never paid to tell you a number, which is what keeps the number honest.
The structure matters, not the label
Compliance is not a badge you buy. We look at the contract itself: shared ownership or an agreed markup, never a charge that grows with time.
Open to everyone
The structure is ethical rather than religious in who it serves. Most people simply prefer a fixed, transparent cost with no compounding.

What our partners offer
- You and the finance partner buy the home together, each holding a real share
- A profit margin is agreed once, in writing, before anything is signed
- Your monthly payment buys their share back, slice by slice
- When the last share transfers, the home is entirely yours
- Nothing compounds, and nothing moves with a policy rate
Miftah Capital intends to offer this directly once we have proven the model and raised the capital to do it well. Today our job is getting you to the point where a partner says yes.

Musharakah

Two parties contribute capital to a shared venture and both hold a genuine ownership stake. Returns follow ownership, not the passage of time.
Diminishing Musharakah
المشاركة المتناقصةReducing partnership
One partner progressively buys out the other's stake, until it reaches zero and the property is wholly theirs.
Riba
رباInterest, usury
A charge for the use of money itself, growing with time regardless of any underlying trade. Prohibited outright.
Gharar
غررExcessive uncertainty
Terms so vague that one party cannot know what they are agreeing to. Every figure should be fixed and stated before signing.
Compliance is not a badge you buy. It is a structure you build, and then submit for scrutiny.
A Shariah Compliance Officer will review and certify our partner panel and our own products before we finance anything directly. We would rather say that plainly than imply an endorsement we have not yet earned. When it is in place, it will be published here with the reviewer named.
